Timeless Classic Design

Nighttime is showtime for the Georgetown Building. A special elegance is visible at night when the columns are illuminated from the ground upwards. Meanwhile, the wall lamps in the portico provide a nice glow between the building and its columns. The classic exterior is matched by the equally elegant interior, with its chandelier (shown below) crowning the grand staircase and the royal red carpeting.
The second floor is even more in demand due to its privacy, airy lobby feeling and great views.

The Building

It’s a landmark. The Georgetown Building is featured by the Orange County Filming Commission for Southern Colonial Mansions and New England State Houses (don’t worry, we don’t allow filming during business hours). We are also featured in Wikipedia as an example of Southern Colonial in California.

There’s on-site management. There’s easy and fast access to management because the team is on site! Real estate brokers equate the convenience of on-site management to about six cents per foot.

There are no pass-throughs, making the building highly unusual. Georgetown doesn’t apply operation, insurance, taxes or maintenance pass-throughs. The management team wants the building to stay in mint shape always— it’s the team’s home base — but understands tenants don’t appreciate footing a new, big bill at the end of the year. Real estate brokers equate no pass-throughs to about eight cents per foot on a five-year lease.

There’s well thought out, beautiful design. Colonial brick walkways and driveways, grand staircases with oak and maple railings and spindles, perfectly polished brass finishes, and more, creates a plush, aristocratic air. It’s forty-foot ceiling with extravagant wood moldings and French windows makes it California’s only office building of its kind.

There’s piped in music throughout the lobby including seasonal tunes throughout the holidays.

Nighttime is Showtime for the Georgetown Building. Designer-installed lighting illuminates the building, highlighting the columns, wood sign, lobby ceiling, and intricate detailing inside and outside of the building.

There’s plenty of natural light. The atrium offers an open, airy and sunlit environment. There’s also 30 percent more window space than the average office building, which add even more natural light. The Edison Company recently released a business and educational lighting study proving increased worker productivity and higher test scores with increased natural lighting. The highest increase in natural lighting increased reading scores by 20% and math scores by 26%. The second part looked at retail sales in over 100 similar stores, and found that retail sales were as much as 40% higher in stores with sky-lighting. Wal-Mart, Costco and Home Depot are now planning all new stores with skylights and other natural lighting.

There’s convenient and sufficient parking, and it’s free! Located on three sides of the building, the parking lot offers a sufficient number of spaces, convenient access to the suites.

There are exquisitely landscaped grounds.

There are beautiful indoor plants. Upon entering the building, the indoor plants provide a sense of natural comfort amidst the striking elegance of the lobby. Studies have shown that employees’ productivity increases when surrounded by greenery. According to a study by Texas A&M professors Lineberger and Zajicek, employees in buildings with plants enjoyed 11% higher job satisfaction than employees in buildings without plants.

The building is very well maintained. The management team has a construction background and keep the electrical, heating, air conditioning, plumbing and structural integrity in excellent condition. We try to do this work at night and the weekends so not to disturb your business. National Engineering and Consulting, a company specializing in earthquake retrofit, states that the Georgetown Building’s structural integrity is superior to that of other, similar buildings.

There’s ample and interesting walkways. Suites are connected to the parking lot by open walkways, providing easy access to your suite.

Suite Features

There’s state-of-the-art lighting. The building has been retrofitted with T-8 lighting that offers more foot-candles per watt and a higher Color Rendering Index (92 CRI vs. only 65 CRI).

There’s separate air conditioning/central heating units. All our suites have separate temperature controls (larger suites have multiple thermostats so you could put all the cold people together). The building also has a new state-of-the-art HVAC system (6 seer vs. 12 seer) so you will not have any downtime.

There’s fast internet connection. The building accommodates high-speed internet, and you can choose among several different providers for your fast, reliable connections—including a recently installed satellite dish.

24/7 Access. You have access to your suite 24 hours a day, 7 days a week.

There’s extra space between the office ceiling and the floor above. It offers an additional sound buffer from your neighbors, helps with cable installation requirements, and makes HVAC adjustments quick and easy.

Location! Location! Location!

There’s perfect freeway access. The building is one of only a few that’s equidistant (a block) from the 5 and 55 freeways on-off ramps. In addition, it can be easily reached from the 22 and 405 freeways.

A lawyer’s location paradise. Because of our outstanding location and freeway access, we may offer more courthouse accessibility than anywhere in Orange County. We are only 9 minutes from the Santa Ana Courts (Federal and State), 12 minutes from Harbor Court, 15 minutes from Westminster Court, and 18 minutes from Fullerton.

It’s a very easy commute to John Wayne and Long Beach Airports. Both SNA (10 minutes) and LGB (30 minutes) are easy to get to from Georgetown, making it easy to jet for business and pleasure, or pick up associates and guests.

It’s centrally located in Orange County;  Close to the hub of the county and Orange County’s headquarters for federal, state and county business. In addition, we are only two minutes from Cabrillo Public Tennis Courts, Tustin Farmer’s Market, and Old Town Tustin; three minutes from the Santa Ana Zoo; and four minutes from LA Fitness and Gold’s Gym. Numerous Hotels are one to ten minute drives.

There are UPS and USPS boxes in front of the building. Convenient postal service is one of the reasons the management team moved into the Georgetown Building.

It’s a pleasant walk to many great amenities. Across the street there’s excellent restaurants and eateries (called Restaurant Row), a dry cleaner and a convenience store. It does not get any better than this.

It’s in Santa Ana, a vehemently pro-business community.

It’s in the award-winning Tustin Unified School District. This means that both you and your employee’s children have priority for transfers into the school system.
